GROUPE provided engineering, land planning, and surveying services including site feasibility studies, site planning, road and infrastructure design and stormwater management design for this 140-acre mixed commercial and residential development.
We performed ALTA and ACSM surveys, topographic surveys, wetland investigation and permitting, stormwater management design, flood plain analysis, water and sanitary sewer network analysis and design, cost estimates and a site plan for a 700,000-square-foot shopping center. The project included coordination with various architects and resident companies. An additional task called for the design of a 150 space in the Virginia Department of Transportation, commuter parking lot.
We designed a regional stormwater management pond serving a 162-acre watershed area of Aquia Creek. This regional detention (i.e., dry pond) facility, located on a tributary to Aquia Creek, provides BMP volume and detention volume for the 2 and 10-year storm events. The design of this facility preserved the wetland areas along the stream leading to the facility.
Concurrently, we provided project and site planning for Woodstream, the residential segment of the Stafford Marketplace project. This residential development consists of approximately 700 units with a mix of single-family dwellings, townhomes and multi-family units.
